Imagine waking up every morning knowing your job is to make people’s lives more exciting, connected, and fun. That’s the life of a CampusKey Community Connector. From sunrise to sunset, you’re the heartbeat of the CampusKey community, turning ordinary days into extraordinary experiences.

Morning: The Kickstart

Your day begins with a burst of energy. After a quick workout at the CampusKey gym, grab your favourite coffee at our CK mini cafe and dive into the day. Your inbox is buzzing with student messages, event updates, and social media notifications. You start by engaging with the CampusKey Community Network, sharing motivational quotes, event reminders, and fun polls to get the conversation started.

Mid-Morning: The Social Butterfly in Action

Mid-morning, you’re off to a meeting with the mentor team and CK marketing team. Today’s agenda: planning a surprise rooftop barbecue and movie night, brainstorming new content ideas for social media, and identifying potential local businesses for marketing partnerships. You bounce around ideas for themes, menu items, and movie choices, ensuring they reflect the diverse tastes of our community. You also discuss filming a day-in-the-life video to showcase the vibrant life at CampusKey.

Lunch: Connecting and Creating

Lunchtime is all about connection. You join a group of new students in the communal area, listening to their stories and getting to know them. Your infectious enthusiasm makes everyone feel at home. After lunch, you dash off to a local café to meet with a potential guest speaker for next month’s career workshop. Networking is your superpower; you leave with a confirmed booking and a new friend.

Afternoon: Hands-On Event Prep and Content Creation

The afternoon is where the magic happens. You’re on-site, setting up for tonight’s welcome party. From stringing fairy lights to arranging the snack table, you’re hands-on with every detail. Students start trickling in early, and you greet each one with a smile, ensuring they feel like part of the CampusKey family. Your keen eye catches a potential issue with the sound system—you fix it on the spot, ensuring the music will be perfect.

Between event prep, you take time to film and edit content for CampusKey’s social media channels. Today, you’re capturing behind-the-scenes footage of the event setup and interviewing a few students about their CampusKey experience. You edit the videos, add fun Canva graphics, and schedule posts to keep the community excited.

Evening: Party Time!

As the sun sets, the real fun begins. The rooftop is buzzing with excitement as students gather for the party. You’re mingling, introducing people, and ensuring everyone’s having a blast. You notice a few students standing alone and effortlessly bring them into the fold, turning strangers into friends. Your role is to be everywhere at once, ensuring the vibe stays upbeat and inclusive.

Night: Reflect and Recharge

After the last song plays and the rooftop clears, you oversee the cleanup, making sure everything’s ready for tomorrow. Back at your desk, you jot down notes about what worked and what didn’t, planning improvements for the next event. You upload highlights and photos to social media, capturing the night’s energy and excitement for everyone to relive.

The Best Part: Every Day is Different

Every day is different for a CampusKey Community Connector. One day, you might organise a city scavenger hunt; the next, you will host a yoga retreat or art exhibition. You’re always on the go, meeting new people, solving problems, and creating unforgettable memories.

Purpose-Built Student Accommodation 101

Student housing is always on the move, evolving to meet the ever-changing needs of students. Today’s students aren’t just looking for a place to crash; they want a home that ticks all the boxes for comfort, convenience, and community. This trend drives the demand for top-quality housing, creating a golden opportunity for the PBSA (Purpose Built Student Accommodation) sector. PBSA is quickly becoming a hot asset class, focusing on student well-being and modern living.

Community Vibes and Low Turnover: A Win-Win!

The community-friendly nature of PBSA leads to happy tenants who stay longer. This makes PBSA an attractive investment for developers and investors, promising high returns. There are about 13,676 PBSA facilities worldwide, mostly in the UK, US, Asia, and Australia, offering a whopping 2,255,678 beds to meet the high accommodation demand. CampusKey has started growing this industry within South Africa for the past decade.

This guide explores the world of PBSAs, covering everything from their definition to why they’re a great investment. Let’s get started!

What Exactly is PBSA?

Purpose Built Student Accommodation is designed specifically for university students, created by private developers to be near universities and loaded with amenities for a modern, convenient stay.

Different Types of PBSA Rooms

PBSA offers a variety of room types to fit different needs and budgets:

– Ensuite Apartments: Private bedrooms and bathrooms with a shared kitchen.

– Non-Ensuite Apartments: Private bedrooms with shared bathrooms and kitchens.

– Studio Apartments: Self-contained units with a bedroom, kitchenette, and bathroom.

– Private or Shared Apartments: Private bedrooms with shared communal areas.

Why PBSA Over Traditional Student Accommodation?

Modern conveniences, eco-friendly choices, and a preference for personal spaces make PBSA a top pick over traditional student accommodate

-Location: PBSA is strategically placed near universities for maximum convenience.

– Amenities: From study rooms to fitness centres, PBSA offers dedicated student facilities.

– Lease Terms: Flexible terms that align with academic calendars.

– Cost Structure: All-inclusive rents covering utilities and high-speed Wi-Fi.

– Privacy and Safety: Options for private bedrooms and high-security measures.

– Eco-Friendly: Many PBSAs incorporate energy-efficient features and waste management initiatives.

– Community Focus: PBSA fosters a strong sense of community through events and activities.

PBSA Market Growth Drivers

Several factors drive the growth of the PBSA market. The rise in the international student population has fueled demand for supportive and inclusive accommodations, making PBSA investments highly lucrative with average returns of 7-10% annually. Global trends highlight the growing need for quality student housing, driven by young adults seeking modern amenities and safety features. This demand, coupled with a rising student population and unique amenities, boosts rental prices. Additionally, partnerships with universities further enhance the availability of these premium accommodations.

Current Market Trends in PBSA

PBSA continues to shine with positive student reviews, thanks to critical trends shaping its future. Effective brand messaging and marketing and positive word-of-mouth distinguish these properties in a competitive market. Despite higher costs, students prefer PBSA for the convenience of included utilities and amenities. Additionally, PBSA properties foster student well-being by offering community-building social events and on-site support for mental health.

Investment Opportunities in PBSA

PBSA is a resilient asset class with numerous advantages:

– Consistent Demand: Growing student numbers drive the need for housing.

– High ROI: Strong rental yields and income growth make PBSA attractive.

– High Occupancy Rates: Well-maintained properties with inclusive amenities ensure high occupancy.

Challenges and Solutions in PBSA

While the PBSA sector is booming, it comes with challenges. Dynamic pricing strategies help manage market fluctuations, while flexible booking policies and effective communication can minimize last-minute cancellations. Regular surveys and adaptable property designs ensure properties remain relevant to student preferences. Diversifying the portfolio reduces reliance on specific markets, and understanding zoning regulations and collaborating with local communities ensure smoother development operations. Strategic planning and partnerships with universities are key to balancing supply and demand in the PBSA sector.

Looking Ahead: The Future of PBSA

PBSA remains a promising investment avenue, showing strong growth potential. The sector is poised for continued expansion with technology and AI-enhancing operations. As the higher education sector grows, PBSA will keep providing high rental returns, making it a smart investment choice.

Improving the Transition to Higher Education

CampusKey Student Living is dedicated to understanding and addressing the evolving needs of students. Today, we’re reflecting on the latest report, ‘Improving the Transition to Higher Education,’ published by Unite Students in collaboration with Higher Education Student Support Champion Professor Edward Peck. This comprehensive study, based on expert roundtables, individual interviews, desk research, and sector case studies, offers crucial recommendations for schools, colleges, and universities.

Implications for Student Accommodation

The lasting impact of the COVID-19 pandemic on young people is undeniable. While some students have adapted well, many are still grappling with its effects. A recent study by the Institute of Education revealed that 42% of 12-15-year-olds experienced a decline in social and emotional development during the pandemic.

Additionally, with the rise in mental health issues and the ongoing cost of living crisis, educational institutions must work harder to meet students’ changing needs. This report provides valuable insights on better supporting students during their transition to higher education. Here are four key takeaways for student accommodation teams:

1. Focus on Engagement and Belonging

New students face the dual challenge of adapting to new learning methods while living independently and making new friends. The report suggests prioritizing the development of a sense of belonging and engagement within the university community. This could involve extending the settling-in period both in accommodation and on campus, gradually introducing new study skills.

2. Promote Coherent Social Integration

Given the pandemic’s impact on social development, ensuring that social integration opportunities are well-coordinated during the first few weeks of term is essential. Accommodation teams and private providers are crucial in helping students settle in and make friends. Closer collaboration with student unions, academic departments, and other university sectors can streamline communication and help students find appropriate events and opportunities. This approach is particularly beneficial for neurodivergent students.

3. Address the Cost of Living Crisis Creatively

The cost of living crisis has significantly affected students, often limiting their social opportunities and making independent living more challenging. Creative, targeted initiatives can make a real difference during the initial weeks. Sharing successful strategies can benefit the wider student community, and we encourage you to reach out if you have effective solutions to share.

4. Foster an Inclusive Environment

Ensuring every student feels welcome and at home is vital. Student life can be alienating, especially for those who feel different from their peers. The report highlights the importance of considering students’ cultural needs, drawing from initiatives like the University of Kent’s “Living Black at Kent.” Student accommodation must provide a safe, friendly base fundamental to student well-being and academic success.

Our Commitment at CampusKey

At CampusKey, we are committed to supporting students from day one. Our Mentor Programme and Community Connections/workshops offer peer support, and our teams are trained to create a supportive environment. We continuously seek ways to enhance the support we provide to new students. We aim to create a nurturing environment that fosters student success and well-being throughout their higher education journey.

Living the Dream in Cape Town: A Student’s Guide to the Cost of Living

Living the Dream in Cape Town: A Student’s Guide to the Cost of Living

Welcome to Cape Town, where stunning landscapes meet vibrant city life, and world-class universities welcome students from all corners of the globe! While Cape Town is famous for its breathtaking beauty and buzzing cultural scene, the good news is that it’s also surprisingly affordable. Here’s your ultimate guide to living the good life without breaking the bank.

Currency and Payment

First things first, let’s talk money. South Africa’s currency is the Rand (ZAR), with notes in R10, R20, R50, R100, and R200 denominations. Don’t worry if you’re more of a card person—credit and debit cards are widely accepted, including international ones like MasterCard and Visa.

If you plan on sticking around for a while, consider opening a local bank account. It’s pretty straightforward with a letter from your school. Mobile banking apps like SnapScan and Zapper are all the rage here, making transactions a breeze.

Long-Term Accommodation

Finding the perfect place to call home is a breeze in Cape Town. Here’s a quick rundown of your options:

  1. One-bedroom apartment: R9,000 – R12,000 ($625 – $850) per month
  2. Room in a Shared House/Apartment: R6,000 – R9,000 ($400 – $625) per month

CampusKey student accommodation is the perfect spot for international students to call home for a semester abroad in South Africa. We are within walking distance of the University of Cape Town campus, offering a luxury all-inclusive experience with a gym, water, electricity, social, and study spaces. Making friends can also be a challenge in a new country, but when you join the CampusKey community, you’re set with friends for life.

Eating Out and Entertainment

Cape Town’s food scene is legendary. Even on a student budget, you can eat like a king (or queen):

  1. Top Gourmet Restaurant: R250 – R350 ($18 – $25)
  2. Good Mid-Range Restaurant: R150 – R250 ($10 – $18)
  3. Café or Cheap Restaurant: R80 – R150 ($5 – $10)
  4. Fast Food Meal: R40 – R70 ($3 – $5)
  5. Glass of Wine or Beer in a Pub: R30 – R50 ($2 – $3.50)

Pro tip: Some of the best dining spots are in the wine estates just outside the city. A wine tasting (with six wines) costs around R50 and is often free if you buy a bottle.

Clothes, Food, and Groceries

Stocking up on essentials? Here’s what you can expect:

  1. Weekly Grocery Shop: R600 – R1,200 ($40 – $80)
  2. Microwave Meal or Oven Pizza: R40 – R70 ($3 – $5)
  3. Good Bottle of Wine: R60 – R90 ($5 – $7)
  4. Pair of Levi’s Jeans: R800 – R1,200 ($55 – $80)
  5. Cheap Plain T-Shirt: R50 – R80 ($3.50 – $5.50)

Woolworths is pricier but worth it for the quality. For more budget-friendly shopping, head to Pick ‘n Pay or Checkers.

Transport, Phones, and Tech

Getting around is easy and affordable:

  1. MyCiti Bus Trip (up to 5km): R6 – R12 ($0.40 – $0.90)
  2. Uber from Gardens to Waterfront (5km): R60 – R80 ($3 – $5)
  3. One GB of Mobile Data: R50 – R100 ($3.50 – $7)
  4. MacBook Air: R15,000 – R20,000 ($1,000 – $1,400). You can also buy one at a special discount through CampusKey.

The MyCiti bus system is super convenient, and Uber is perfect for those late-night study sessions at the Waterfront.

Cape Town is not just a city; it’s an experience. With its affordable living costs, you can focus on your studies while enjoying everything this incredible city offers. Cape Town is a student’s paradise from the mountains to the sea, from gourmet food to vibrant nightlife. So, pack your bags and get ready to live the dream!

Welcome to the Mother City, where every day is an adventure waiting to happen!

Emerging Trends in Student Mental Health: A Fresh Perspective

Over the past decade, the conversation around student mental health has shifted dramatically. What was once a hidden concern is now a key focus in student life, particularly within student accommodation. This shift is influenced by several factors, including the residual impacts of the pandemic and a general rise in mental health challenges among young people. At CampusKey, we’re committed to staying ahead of these trends and ensuring that student accommodation is not just a place to live but a supportive environment conducive to mental well-being.

The Rise of Mental Health Awareness

Student mental health has transitioned from a background issue to a dominant theme, especially in student housing. Universities and accommodation providers are now more aware than ever of the need to support students’ mental health proactively. This change is driven by an increased understanding of mental health issues and a greater willingness to address them head-on.

The Importance of Policy and Procedure

One of the key advancements in this area has been the development of more student-sensitive policies and procedures. Universities are reworking their frameworks to better address the needs of students. This includes everything from data sharing between universities and accommodation providers to the creation of trusted contacts for students upon enrolment.

Competency Frameworks and Training

Training for accommodation staff is becoming a standard practice. Competency frameworks are being developed to ensure that all staff members can recognize and respond to mental health issues appropriately. This training not only helps in identifying at-risk students but also in providing immediate and effective support.

Building Community and Offering Support

Creating a supportive community within student accommodation is essential. This includes offering a safe environment, meeting psychological needs, building a sense of community, and providing specific support for students facing mental health challenges. Training accommodation staff to recognise and support students’ mental health is a critical part of this effort. At CampusKey we have monthly mental health and wellness workshops, whether it’s a relaxing YOGA session or a in-depth workshop with a mental health professional, we want to give our students access to the tools they need to live a balanced student life.

Looking to the Future

As we look to the future, it’s clear that student support systems will need to evolve continually. The integration of sophisticated data analytics, AI, and compassionate human responses will shape the next generation of student mental health support. At CampusKey, we are dedicated to staying at the forefront of these trends, ensuring that our students have the support they need to thrive both academically and personally.
